Commercial Floor-Material Cleaning Matrix
Choose floor care from the installed product and finish, not the broad label “hard floor”. This limited matrix compares three named manufacturer systems and gives you a record to complete for your own site. It is not a universal chemical or machine-setting chart.

What floor information is needed before cleaning?
Record brand, product line, finish, installation date, adhesive where relevant, current condition and the applicable regional care guide. Ask the building owner or installer when those facts are missing. A visual resemblance to wood, stone or vinyl does not establish the installed material.
The examples below are restricted to Karndean’s corporate LVT guidance, Forbo Marmoleum with Topshield pro, and nora noravant. Confirm the instructions for the exact installation with the supplier. Carpet, natural stone, unknown coatings and other products need their own documented methods.
Carry those product limits into the commercial floor cleaning scope before agreeing on equipment, chemistry or extra finish work.
How do the three manufacturer care guides differ?
The three guides differ in permitted products, pads and treatments. Match the instructions to the named installed system; a method listed for one row does not transfer to another.
| Named system | Routine direction in its guide | Important boundary |
|---|---|---|
| Karndean corporate LVT | Remove loose soil and use a neutral-pH cleaner. | The June 2022 guide excludes wax, ammonia, bleach and abrasive products. Karndean corporate guide. |
| Forbo Marmoleum with Topshield pro | The May 2026 guide specifies pH 6–8 for routine cleaning. | Traditional wet stripping can damage it; floor finish is not recommended or required. Forbo v4.21. |
| nora noravant | The Americas guide specifies neutral cleaner and a red 3M #5100 pad for its listed cleaning methods. | No steam cleaners or diamond pads; waxes and polishes are not recommended. noravant guide, October 2025. |
When does floor work need a separate project scope?
Record the condition routine cleaning is failing to address before proposing a stronger process. Identify whether the issue is removable soil, a stain, surface wear or physical damage; seek the manufacturer’s advice when the cause is uncertain. A more abrasive pad is not an evidence-based default.
Separate routine care from an approved interim clean, restoration or replacement. YEG commercial cleaners stripping and waxing service scope is relevant only when that process is suitable for the actual floor. A service being available does not make it appropriate for every finish.
How do installation conditions affect the first clean?
Initial-clean timing is product and installation dependent. Forbo’s current guide recommends at least five days before wet cleaning, with site and adhesive qualifications. noravant’s guide distinguishes a 72-hour wet-adhesive cure from its dryfix 750 tape installation. These are not interchangeable rules.
Use the actual installer’s release and applicable manufacturer instructions. The construction handover checklist records the release rather than inventing one universal waiting period.
How does a floor record improve the cleaning proposal?
Attach the product record to the room inventory and agree the method, access window, equipment responsibility and completion check. Where a method remains unknown, leave it for confirmation rather than allowing a generic estimate to imply approval.
Use the winter entrance plan for seasonal observations and the scope template for the agreed task. Request a walkthrough when the existing condition calls for more than routine care.
